The cleaning a service tech does that a homeowner never thinks about
Filters and lint screens are the visible half. The parts that actually foul up sit one panel further in, and they are the reason equipment gets replaced early.

Everyone knows about the furnace filter and the lint screen. Those are the two cleaning tasks that made it into general circulation, and they are genuinely worth doing. They are also the outermost layer. On a maintenance call I spent most of my time one panel further in, on parts that a homeowner has usually never seen and that determine whether a piece of equipment lasts its expected life or half of it.
Here is what actually gets cleaned, in the order a tech tends to work through it, and where the line falls between what you can do and what you should not.
The blower wheel, which nobody looks at
The blower is a cage of curved metal fins that moves the air. Even with a filter in place, fine dust gets past and builds on the leading edge of each fin. A wheel with a sixteenth of an inch of dust on every blade moves dramatically less air than a clean one, because the fins have effectively changed shape.
What that costs you is not obvious from inside the house. The system runs longer for the same result, the heat exchanger or the coil sees the wrong airflow, and in a cooling system low airflow can freeze the coil solid. People call about weak airflow from the registers and assume a duct problem. Half the time it is the blower wheel.
Cleaning it properly means pulling the assembly, which means disconnecting the motor. That is a job for a technician. What you can do is ask for it. A maintenance visit priced at the low end often does not include pulling the blower, and it is worth asking specifically whether it is on the list.
The coils, both of them
A cooling system has two. The indoor coil sits in the air stream above or beside the furnace and collects a felt of dust on its upstream face, which insulates it from the air it is supposed to be cooling. The outdoor coil, the one in the condenser unit, collects grass clippings, cottonwood, and dryer lint if the vent is anywhere near it.
The outdoor unit is reasonable homeowner work. Shut the power off at the disconnect, take the top off if you are comfortable doing so, and rinse the fins from the inside outward with an ordinary hose so the debris is pushed back out the way it came. No pressure washer. The fins bend if you look at them wrong, and bent fins block the air you were trying to improve.
The indoor coil is not homeowner work. It is often only accessible through a sealed panel, the fins are fragile, and the drain pan underneath is where the next item lives.
The condensate drain, which causes the ceiling stains
An air conditioner pulls moisture out of the air, and that water runs into a pan and out through a small diameter drain line. Biological growth in that line is normal and eventually blocks it. When it blocks, the pan overflows, and the pan is very often directly above finished ceiling.
A tech clears the line with a vacuum at the outdoor end and confirms the flow. A homeowner can do a reasonable version of this: find the access tee near the air handler, pour a cup of distilled vinegar in, and check that water is discharging where it should during a run. Doing it twice a season in cooling weather prevents the majority of these.
The exhaust paths in the rest of the house
Bath fans accumulate dust on the housing and the blades until they move almost nothing, which is how a bathroom stays humid after a shower and how paint starts peeling. The grille pulls down and the housing takes a vacuum crevice tool. Ten minutes each.
Range hood baffles or mesh filters go in a dishwasher or a sink of hot water with degreaser. A hood that is not moving air is depositing that grease on cabinets instead. And a refrigerator's condenser coils, usually behind a grille at the bottom or on the back, are the reason a compressor runs constantly in a warm kitchen. A vacuum with a brush attachment, twice a year.
What a good maintenance visit includes
Ask, before booking, whether the visit covers the blower wheel, the indoor coil face, the condensate line and pan, the flame sensor on a gas furnace, and static pressure readings across the system. Those are the items that separate a real maintenance call from a filter change with an invoice attached.
None of it is glamorous work and none of it produces a visible improvement you can point at. What it produces is equipment that reaches the age it was designed to reach, running at the efficiency it was sold at, which is worth considerably more than the visit costs.
